ORCHARD HILLS

Irvine, CA

Orchard Hills is a master-planned residential village located within the Lomas de Santiago Hills of the Irvine Ranch in Irvine, California. The community is organized into four distinct residential neighborhoods, three of which are gated, creating a collection of thoughtfully planned enclaves connected by tree-lined streets and landscaped boulevards.

The homes draw inspiration from classic European precedents, including Tuscan, Provence, Northern Italian, and Formal Spanish architectural styles, establishing a rich and cohesive neighborhood character.

More than 500 acres of working avocado orchards remain preserved within the community, allowing the village plan to embrace the site’s natural attributes—including rolling hills, ridgelines, open space, and a scenic reservoir.

A grand boulevard serves as the primary entry and links the neighborhoods to an integrated network of roadways, bike trails, and parks, providing connectivity to nearby schools, shopping at Tustin Marketplace, and recreation destinations such as Irvine Lake and Limestone Canyon Regional Park.

Village parks include sports fields, playgrounds, picnic areas, sport courts, and resort-style swimming pools, supporting an active and family-oriented lifestyle.
